Chastain Park properties are impressive and sprawling estates centered around beautiful landscaping. The community is located north of Atlanta, but you would never know it, due to its peaceful and serene nature. Chastain Park is a neighborhood in famous Buckhead, known for prestigious houses and celebrity residents. The community is close to Roswell Road (Route 19), as well as Interstate 75, and near to Interstate 285 (The Perimeter). Its prime location makes it easy to commute into downtown or to other nearby communities.

One of the Biggest Draws to Chastain Park Properties is the Park with the Same Name

There are 2,500 Chastain Park residents, and most are affluent, working business professionals, retirees or families. The median age for a resident in the area is 40, which is noticeably higher than Atlanta’s median resident age of 33. The average household income for Chastain Park residents is about $140,000 per year. Most residents are Caucasian and hold bachelors’ or masters’ degrees, and only 20 percent of households have children.

Over 70 percent of Chastain Park residents own their homes, instead of opting for rental houses. The median home price in the area is $652,243. However, some homes can list for upwards of $3 million, if equipped with excessive square footage, impressive estate features or other benefits to offer buyers. Forty percent of residents who purchase houses will stay in the same properties for at least five, consecutive years.

A typical home in Chastain Park is a mansion-style home built with contemporary architecture. However, home construction styles may vary, and some homes are traditional or Mediterranean styles. The community is known as one of the fastest growing in Buckhead, and new construction homes are common. Most construction includes luxury homes in gated communities around the area.

Renters in Chastain Park are restricted to home and townhome rentals. There are no apartment or condo complexes within the area. Monthly apartments for rent are available in complexes located in nearby Cumberland, and include The Encore, City View Vinings and Overton Rise Apartments.

The median monthly price for rental homes in Chastain Park is $1,103. However, larger homes in certain areas within Chastain Park can rent for as high as $4,500 per month.

 

One of the biggest draws to Chastain Park properties and the community is the park with the same name. Chastain Park covers the eastside of the area, and has 268 acres of jogging, biking and walking trails. The park also features:

  • Little league fields.
  • A public pool.
  • Picnic tables.
  • Tennis courts.
  • Playgrounds.

The park is also home to Chastain Horse Park, a nonprofit equestrian center that specializes in therapeutic riding. Chastain Arts Center is also located within the park, which offers exhibits for the general public to view, as well as classes and professional workshops on different types of art mediums.

Within the perimeter of the park lies the Chastain Park Golf Course. This 18-hole course offers scenic views of Buckhead, and is rated as Atlanta’s best public golf course. A walking trail is maintained around the golf course, and is currently being expanded to accommodate more residents.

The State Bank Amphitheatre at Chastain Park is also located within the park, and residents nearby can often hear the music from their homes. Renowned musical artists including Culture Club, Counting Crows and Jason Mraz have performed at this famous, outdoor venue.

Chastain Park is not known for its restaurant nor shopping selections since it is a mostly suburban community. One option for locals is Horseradish Grill, which is located near the amphitheater, offers a patio overlooking the park and serves Southern food.

For more extensive dining selections, residents can visit nearby East Chastain Park on Roswell Road. This area includes several restaurants, such as:

  • The Greater Good Barbeque
  • Rosati’s Pizza and Sports Pub
  • Goldbergs Fine Foods

Chastain Square and Powers Ferry Square are shopping centers close to these establishments.

 

The suburbs of Chastain Park are not considered walkable, since there are not many local establishments within the neighborhood. Most residents drive their own cars into Buckhead, Midtown or downtown Atlanta for a more expansive list of choices, including fine dining restaurants, locally owned boutiques and designer stores. Phipps Plaza and Lenox Square are popular shopping and dining complexes for Chastain Park residents.

The Metropolitan Atlanta Rapid Transit Authority (MARTA) is a train and bus line with several routes that connect throughout Atlanta. Since many Chastain Park residents drive their vehicles for most activities, there are not a lot of bus routes through the community. However, Bus Route 5 is offered at several MARTA stations on Roswell Road in East Chastain Park. The route travels north and south, mostly along Hammond Drive.

Properties in Chastain Park are likely to hold or increase value, due to the area’s low crime rates. When compared to other Atlanta neighborhoods, Chastain Park has below-average crime rates. Personal crime rates are extremely low, while property crimes rates are slightly below-average.

Chastain Park homes are zoned for children to attend Jackson Elementary School, Sutton Middle School and North Atlanta High School. All three schools have high ratings and good reviews from parents of previous students. However, private schools are popular among local residents, and parents usually choose to enroll children in nearby institutions, such as The Galloway School or Maria Montessori School of Atlanta.
