The Villages is considered part of the larger Castleberry Hill neighborhood. Its real estate extends onto the Spellman College and Clark Atlanta University campuses and is home to many students from these acclaimed schools.

Although college-age students are strongly represented in the area’s real estate demographics, 39 percent of residents at The Villages at Castleberry Hill are older than 35 years of age, while 18 percent are children 17 years of age or younger. Military personnel stationed at Fort McPherson find this a convenient housing option as the base is only 3.7 miles away. Racial diversity is limited in this neighborhood, as the demographic is distributed as follows:

  • 86 percent of its residents are African American.
  • Eight percent are white.
  • Three percent are of Hispanic.

Education levels are high, with 66 percent having attended college and 24 having earned a bachelor’s degree or higher.

81 percent of the properties in the area are rental homes, with only 19 percent of them being owner occupied. The median home value is higher than the national average, at $270, 200, however median monthly rent payments are lower than average at $889 per month. Most of the homes in The Villages at Castleberry Hill are contained in two huge, sprawling apartment complexes on either side of Northside Drive. Availability is extremely limited in the area, but prospective residents are always welcome to join an apartment waiting list.


The neighborhood’s apartments come in 1, 2 and 3 bedroom floor plans. The smallest unit is 701 square feet and rents for $900 per month. The largest 3 bedroom apartment has 2 bathrooms, 1,138 square feet and a monthly rent payment of $1,200. Regardless of size, each apartment is equipped with window coverings and appliances, which include a dishwasher, washer and dryer. Water, sewer and trash are also all included within your monthly rent. Outdoor amenities include:

  • Two swimming pools.
  • A gazebo.
  • Grills.
  • On-site security officers.
  • A softball field.
  • A fitness center.
  • A playground.

The Villages at Castleberry Hill also offer an on-site community center that provides free after-school and weekend programs for children.

The homes at Castleberry Hill are considered a family-friendly community. Children living in the area are zoned to attend M.A. Jones Elementary School, Brown Middle School and Booker T. Washington High School. Private school options near The Villages at Castleberry Hill include Atlanta New Century School and The Keystone School. Although the area is too small to have any attractions of its own, Centennial Park, the Georgia Aquarium and the Children’s Museum of Atlanta are located just two miles away. Zoo Atlanta is almost just as close, at 2.7 miles from the area.


The Villages at Castleberry Hill have a strong walking score and biking score, and its properties’ residents have decent access to public transportation. The nearest Metropolitan Atlanta Rapid Transit Authority (MARTA) train station is one mile away and it does not offer bus service. However, the Atlanta University Center shuttle provides free service to students and faculty living in the area. Vine City trains are on the blue and green lines, while Garnett MARTA station’s trains—also located one mile away from the neighborhood—are on the red and gold lines. The Castleberry Hill area is also easy to reach by car via Atlanta’s major interstates.

Most dining and shopping options are just beyond the neighborhood’s real estate boundaries. The Castleberry Hill Historic Arts District includes a beauty salon, art gallery and restaurants such as the Coffee Loft, Escobar and Indulge Gourmet Popcorn. Subway, Chick-fil-A, Moe’s Southwest Grill and Burger King are fast food options within a few blocks of the neighborhood, as well. A Save-A-Lot grocery store is also just a few minutes’ drive away.

The Villages at Castleberry Hill have a higher than average overall crime rating. Assault rates are approximately half the national average, but incidences of robbery, home burglary and motor vehicle theft are much higher than the national median rate. Neighborhood residents can reduce the chance of becoming a victim of theft by traveling in groups, keeping valuable possessions out of sight, and always locking homes and vehicles when not occupied.
