Exploring the eclectic real estate in Atlanta is often the surest way to truly immerse yourself in the culture and history of the city. To get a feel for the city yourself, seek out a local Atlanta duplex for rent in one of the many unique neighborhoods that make up the city.

Rentals are less common than duplexes for sale in ATL, but if you find one, it is a great option for college students and families on a budget living in the city. In fact, they are found mostly around the college campuses like Georgia State, as well as in the surrounding neighborhoods. With duplexes for rent being harder to come by, price estimates are not very exact. Depending on which area of the city you are interested in, a one bedroom duplex can be as little as $850, or as high as $3,200, with furnishings included.

You are most likely to find a duplex for rent in Atlanta near one of the many universities located around Downtown and Midtown. While not directly in the main city center, some homes are located in the surrounding neighborhoods, converted into smaller apartments for renters to utilize. Expect rent pricing around Midtown to be a little higher than other areas of the city, as there are many new or renovated residences with updated amenities. Most of the neighborhoods where you might find this type of housing are to the west of Midtown, including:

  • Berkley Park

Duplex rentals in these neighborhoods are popular with students, with Georgia Tech and Emory University Hospital Midtown just a short walking distance away. Among the many perks of having a duplex in the heart of the city, is the easy access to nearby attractions. Take a tour and try local craft beers at places like Monday Night Brewing, or see a show at the IMAX theater. Another benefit to these neighborhoods is that they often have a higher safety rating than those in the middle of chaotic Downtown, greatly increasing the local walkability.

Other areas where you might find an Atlanta duplex for rent are a little further from the city center, in neighborhoods in the East and West regions of the city. Affordable single family homes and duplexes are more common in these areas, as population density is a little lower outside of Downtown and Midtown. Added amenities of living outside of the main metropolitan area include more space for a large porch, yard and sometimes parking. Monthly rent costs also tend to be lower in the outer neighborhoods, with some two bedroom duplexes available for less than $1,000 a month.

Giving off a similar feel to the suburbs, the neighborhoods are cozy and laid-back. This makes for a great place to raise a family in the city, with the Atlanta BeltLine nearby and plenty of community activities to participate in, like the local Old Fourth Ward Arts Festival or the Inman Park Street Festival.

Finding an ATL duplex for rent is most uncommon in the Buckhead region, despite the abundance of houses in the area. The majority of homes around Buckhead are upscale residences and estates, besides in the business district where most housing is dedicated to luxury condos. With some of the top-rated local schools, high-end shopping and other luxury amenities, it is easy to see why neighborhoods in Buckhead are a popular. Locals enjoy the balance of urban and suburban life, exploring the elegant Shops at Buckhead and dining at eateries like Bones, all while nestled in the cozy forested landscape.

While a duplex rental is hard to find here, a small single family home for rent is a great alternative choice for couples and families moving to the city. This type of housing can be found all over Buckhead for decent prices, depending on what size residence you require.
