The suburbs of Hills Park are defined by rolling hills and sprawling estates with traditional homes and large yards that are kept in pristine condition. The small-town neighborhood feel of the community is often what attracts new residents to homes for sale in the area. Hills Park is northwest of Atlanta, and is close to several up-and-coming communities, including West Highlands and Bolton. The neighborhoods in Hills Park are gaining popularity with young professionals and families, because the area is close to both Interstates 75 and 85, making for a simple commute into the city. The increasing interest in this peaceful community and luxury homes in the area has led to higher home prices and an influx of wealthy residents.

Low Crime Rates in Hills Park Set the Neighborhood Apart

The median sales price for homes in Hills Park is $242,148, higher than the national average of $184,700. Most suburbs and neighborhoods are located in the northwest quadrant of the community. One of the most popular neighborhoods in Hills Park is Dupont Commons. The neighborhood encompasses townhomes and single family homes on large estates. Amenities for the community include a fitness center, a clubhouse, a tennis courts and a community pool.

The Dupont Commons Homeowners Association takes great pride in the aesthetics of the community, and ensures all homeowners and renters maintain their homes and yards in top condition. Events are also hosted to bring the community together and encourage neighbors to socialize with each other.

Only about half the residents in Hills Park own homes, while the other half chose properties for rent by owner in the area. The median monthly rental price for properties in Hills Park is $1,411, which is higher than the national average of $949. There are no apartment complexes within the perimeter of Hills Park. However, in the southwest neighboring area of Carver Hills, available apartment complexes include:

  • Columbia Estates Apartments
  • Columbia Crest
  • Hollywood West Apartments
  • Columbia Grove

Residents who rent in Hills Park generally lease condos or find available privately owned houses for rent in the area. Singe family townhomes are also common rentals for residents.

 

More than 5,200 residents call Hills Park home, and the median resident age is 28, which is younger than Atlanta’s median age of 33. The average household income in the area is $84,207, and only about 15 percent of households have children. Most residents are Caucasian and hold bachelor’s or master’s degrees.

Commuting to work in Atlanta is easy for residents, and most drive their own cars to jobs in the city. The Metropolitan Atlanta Rapid Transit Authority (MARTA), an extensive train and bus line connecting Atlanta neighborhoods, is also available in Hills Park. Several MARTA bus stops are located along both Marietta Boulevard and Chattahoochee Avenue, which run directly through the northeastern area of the community. Passengers can catch Bus Routes 1 or 14 from these MARTA stations. Bus Route 1 travels north and south, while Bus Route 14 travels east and west.

Hills Park suburbs are mostly concentrated within the northwest portion of the community. Residents do not consider the area very walkable, since local establishments are not within close proximity to homes. Most residents drive their cars to restaurants in the area, including:

  • Nuevo Laredo Cantina: A Mexican restaurant in the north quadrant on Chattanooga Avenue.
  • Scofflaw Brewing Company: A craft beer bar with a neighborhood feel located in the north quadrant.
  • Batdorf and Bronson Café: A café on Carol Drive that offers ground or whole coffee beans to-go.
  • H&F Bread Co.: A bakery specializing in French bread, croissants and bagels located on Marietta Boulevard.

 

Hills Park residents can also travel east to District at Howell Mill to visit additional restaurants and to shop well-known nationwide stores, including TJ Maxx, Walmart and Petco. Additional popular name-brand stores and boutique shops can also be found at nearby Atlantic Station, along with several dining options.

Directly to the east of Hills Park is one of only two TopGolf facilities in all of Georgia state. TopGolf is an increasingly popular unique restaurant, bar and high-tech golf range combination. The venue stays open late for after-hours cocktails, and includes an entertainment center with video games and pool tables. Residents can also travel to nearby West Midtown to experience Atlanta’s lively nightlife and bar scene.

Homes that are located within the perimeter of Hills Park are zoned for Atlanta Public Schools. Most children attend Bolton Academy, Sutton Middle School and North Atlanta High School. These public schools have average ratings, but are ranked higher than many other schools in Atlanta. Residents can also enroll children in private schools in the area, such as Whitefield Academy in Buckland Oaks or The Howard School in Blandtown.

Low crime rates in Hills Park set the neighborhood apart from other Atlanta neighborhoods with poor safety ratings. Both property and personal crime levels in the community were less than average, when compared to other areas around Atlanta.
